Southeastern Development Associates is building a 100 room Courtyard by Marriott over a 329 stall parking deck in Downtown Duluth, Georgia. The Site is 1.839 acres located in Gwinnett County. The franchise has been approved by Marriott and the project is estimated to be complete in the 2nd Quarter of 2020.
The proposed Courtyard by Marriott will be located in vibrant Downtown Duluth, next to the Festival Center and City Hall. Downtown Duluth is currently undergoing a major transformation with numerous ongoing development projects scheduled to open over the next few years. Some specific businesses and entities in the area include Duluth Fall Festival stage, Personify Shop, and Peach, Love, & Decorating, while restaurants located near the subject site include Dreamland BBQ, Piatto Fresh Kitchen and Bar, PURE Taqueria, Maple Street Biscuit Company, and O4W Pizza; the proximity of these restaurants is considered supportive of the operation of a select service lodging property. Currently, there are no hotels in Downtown Duluth. In general, this neighborhood is in the growth stage of its life cycle. Over the past ten years, the downtown area has been completely redeveloped, including the opening of the new City Hall building in 2008. Over the last couple years, a multitude of new shops and restaurants have opened, including those listed above. Within approximately one-half mile of the subject site, there are over $127 million of investments planned, including new shops and restaurants, townhomes, single family residential housing, a new middle school, and a new library.
